I was trying to justify that I wasn't walking into a blackhole, and I appreciate the optimism.

I couldn't afford a large down payment, and for that matter, a down payment at all.Thus, it seems like my optimal situation is to find a congenial retired couple who are willing to owner finance with little to no down.

From what I see, if you can optimize your listing on these STR channels, you can rent out consistently and can make much more than a traditional LTR.Any advice is much appreciated.Thanks!

You may want to hire a smart pro that can not only optimize your asking rent, but save you from many other landlording pitfalls ;-)

It looks like I might break even given the improvements to the property and the time that it was purchased vs the optimal time in April.  

I haven't exactly figured out the secret sauce to optimizing direct mail conversions so I tinker around with my formatting, value proposition, level of polish, etc.I was thinking of putting a link to a video introduction on my next direct mail piece.  

Regardless of cash flow, ROI, my optimism about Portland in general, I am reluctant to invest more in a city and likely the state want to increasingly constrain my business and property.
