Seller's dont want to interact with buyers in any capacity.

You will find a lot of help on these forums, everyone that I have interacted with on here has been happy to help and provide good feedback and advice. 

Make sure when you interact with this person that you have a third party with you as a witness.

Thanks Andrew I may not be a good judge of that because I don’t know anyone personally who does real estate investingSo my only interaction with other investors is here at bigger pocketsI do think the Internet and YouTube etc are great resources but I think they’ve created a false dream with so many more gurus who make it seem so easy People talk about BRRRR as if it’s a new concept My father gave me $1.99 paper back almost 50 years ago they talked about doing it that way I wish I had actually learned from it lolI do think I’m very blessed in a way because I never found books in the library or any other information about how to flip houses so I would just stumble my way through and never looked at anyone else or any source for easy answers so now to me with the Internet and YouTube it’s just so much easier than it used to be for me personally but it could be just because I have more experience

Since no one has commented, I'll recommend Riki Singh with Singh CPA & Associates in Denver for your short list of interviewees.I have not used him, but I've interacted with him. 

We (my team, as an agent, not as an investor) interact with a lot of lenders every year on close to 100 transactions, so I can tell you which ones are great and which ones to run from (like Quicken)!

There are limits regarding interaction with the public, but with the right agent sponsoring you will have access to many of the tools.

Now that is a fancy political/economic term for the fact that tenants in small MF's tend to have less invested in the place as their home and tend to be more casual in their interactions with their fellow tenants and your property.
