I handle their residential and condo rental division which is sort of the red-haired child at the dinner table.

Every month, when he got the chargeback billing, about $15.00 he would rave about his wife and him eats take out food, no time to cook, and his landlord has a large family, constantly cooks, and have people over for dinner.

I tell every prospective renter that these ladies work for me, and once a week they'll come over and clean your house, cook you dinner, give you a bubble bath, and anything else could happen after that.I also have a billboard in the parking lot contractor have to park in.My calendar is a piece of posterboard with 23 lines across it, one for each address. 

We had dinner together at a local BBQ place and working together developed organically though time leading to a partnership about 2 years after we first met.

The lender was just from me and my partner calling as many community banks in the area as we could find and asking them if they have worked with out of state investors, and also telling them our goals and strategy. we found one that we really like and have been in constant communication with him the whole way. the final step for us was to go to Indiana and meet with our team, take them all out to lunch/dinner, and get to know them on a more personal basis and motivate them to work hard with us and for us, that we werent a flash in the pan investor group, and we were in it for the long haul and really believed in our system and market. we also jumped on one of the first deals he brought us to show him we werent joking around. we made it happen and our deal finder got his cut and everyone was happy :). 

Since this topic is more focused on a specific area I'm more than happy to take the people who provide the most insight (imo) out to lunch/dinner (Capital Grille, Eddy V's, Morton's Steakhouse).Thanks to everyone that has read to this point.

I often eat lunch or dinner with cops in my area and they still arrest people who think they are above the law and don't have to show ID and all that.   

I do want to make the leap into more MF deals and would love to connect with other investors via coffee, lunch, dinner, zoom, etc.
