Even when there is a redemption period, a deed is issued and recorded, that would then be re-recorded to the previous owner upon redemption.

I'm not making excuses for propstream or pin... but just my personal experience is that I wouldn't expect skip tracing to really be THAT effective.What bothers me the most is all the companies that market it as "we do skip tracing, you just click here and get the number" without making it clear that it's some computer's best guess at a number based on a million social media sites combined with county records..etc..

What I do is check my state's courthouse website to see if there are any records showing a current but not yet complete lawsuit or eviction filing.

If you want to negotiate prior to contract, most builders are going to do everything in their power to avoid dropping the price...this could mean paying closing costs, pre-paying HOA dues, buying down your rate, giving options/upgrades at no cost, etc...basically anything that is going to allow them to keep the recorded price elevated.Even in down markets we are still trying to show price INCREASES phase over phase, even if that means giving away more in concessions on a case-by-case basis to get deals done.
