I would not suggest this city for out of state, hands off investors, I have seen lots of guys loose their shirts, and loose much of their initial investment due to dishonest contractors, professional tenants, ect. 

They took advantage of the renters with hugely overblown fees, they hired unprofessional and dishonest staff, and they didn't allow enough in the maintenance budget to repair anything properly.

He hasn’t paid rent for a month and says he will move out but has been dishonest with his other agreements. so looking over my options.

Some of them do not even has a salesman license, never mind professional designation like CPM.I have also found dishonest broker when I first get into GA market in 2012.

Well I disagree and believe that defaulting when you can actually pay the debts you owe just so you can collect the rental income and pocket it is shady as hell, dishonest, and shows serious lack of integrity.Here are some of my suggestions.

All this will do is confuse the seller and you look worse than a dishonest wholesaler, because that is pretty much what they are.So I don't know man.

I would definitely ask for some form of discount for the trouble, but not paying for something due to a mistake is still dishonest. 

There are dishonest people everywhere looking to take advantage.

Acting in a dishonest or misleading way is the worst thing you can do when you are trying to build a brand.
