Wanted... Investor Friendly Buyer's Agent in Newark, NJ

Hello;

I am trying to purchase specific properties in the Newark, NJ area, and I am having a difficult time getting ahold of the current owner.  I would like to find an agent that can helpe extend offers to the right people.

Does anyone have a suggestion of who I could talk to?  Every agent I have called wants me to come into thier office, which is difficult for me because I live Washington.

Make sure you know what your buying

I invest full time in Newark and its a hands on city. There is crime, properties get boilers and coppers stolen regularly. I would not suggest this city for out of state, hands off investors, I have seen lots of guys loose their shirts, and loose much of their initial investment due to dishonest contractors, professional tenants, ect. 

Also some blocks are so rough no one who will pay you anything close to market rents will live there, some blocks have no value as all the homes in the area are boarded up and should be bulldozed.
