if i were to acquire these and have them be owner financed, I would want clear title and the other mortgage on this lot removed - especially if my loan has a balloon on it that matures prior to the existing loan, as how would to provide clear title?

At this point, I'm not so concerned about achieving that exactly, but if my REI journey takes me there on my way to (or even after) financial freedom, then I'm all for it.There's still some work to do to prepare financially for "the first deal" and that moment legitimately appears to be about 2 years away.

My son is young (22 yo) and has similar hobbies to you minus the golf but add Reptiles’s/amphibians    He knows San Diego like few others because he learned much from me (and I know it like few others) but then he expanded on it    He has done virtually all the obscure stuff like midnight cave, OB cavern, dozen of arroyo tapiado, fonts pt, domelands, pumpkin patch, ghost mountain, etc     Except for some advanced dives like the submarine, he has done everything I have done.

Additionally, while rates aren't historically bad right now, they are higher than 4-5 years ago, and they will be even higher for you as an investor than they were as an owner occupant, which is what you were when you bought originally.I get that you are anxious to add to your portfolio, but that could be achieved without touching your first golden goose.Sometimes on BP, the push is to leverage every last spare penny, but that can be a risky game as the markets shift.
