@Anthony Beasley, can't speak on behalf of the Ohio market, but there is either a purchase and sale assignment exhibit or buyer stipulation that can be included by your real estate agent.

Also, in markets that exhibit these trends, multifamily units are significantly less desirable and more difficult than SFR's... because when that many SFR are available they don't rent for much higher than the duplex unit, which means the best tenants will go SFR.

@Marcia Kreifels I would put Tosa (and maybe even parts of Washington Heights) way before River West; in my opinion it is overvalued (I am seeing duplexes reach well into the 300s and even break the 400k mark) while exhibiting an very large price volatility.

For example, it's been pretty much impossible to cash flow in Australia since pretty much forever yet Australian real estate investors have been making a fortune investing in real estate at the same time.Conclusions: let's not generalize (isn't real estate supposed to be local after all?)
