Kansas duplex zip code 64128 any advise for this area

I am looking to make my first purchase out of state in Kansas 64128. Duplex is being sold for 80k. And according to realtor has rented for 800each. Any advise on this zip code and area. Houses in the miami area are no longer able to provide a return. I am not new but I only own one rental. Thanks

I would advise you not to buy it. Not that I know anything about it but that is a Missouri zip code not a Kansas zip code. Might not be a smart move for you to buy in the wrong state.
