It would definitely be worthwhile to look into an FHA loan for a multi-unit, assuming you're going to move into one of the units for at least a year.

It would be really valuable to have more and better information to evaluate what sources of paid teaching are worthwhile vs. which are just jacked-up priced sessions that could be handily replaced with a few books, some podcasts, and learning from a first deal.

All of the choices that you listed are good candidates, but I think it's worthwhile for you to go interview with the brokerage to see if they meet your needs.

If you buy, you need to buy under market to make it worthwhile. 

   :) This way when you find a deal that's worthwhile you won't necessarily have pay a realtor commission on top of a wholesale fee or the like.There are resources out there (websites & data companies, squeeze pages, facebook & instagram marketing, radio & tv ads, direct mail postcards & yellow letters,  and on and on and on) that'll help you find & attract these motivated sellers. 

I am on 20+ wholesaler lists, rarely if ever do I see anything worthwhile.
