I put if they vacate prior to 6 months I charge a redecorating fee of $250.00 and have had only 1 tenant stay less than 6 months..

Then as Mark Forest and others are promoting, you can ignore the asbestos in the attic until such time as you need to undertake a renovation or pierce the ceiling of the living space below.

If you undertake a photovoltaic installation on a large scale - as @Claude Boiron's article describes - you have a much different business case.For those of us living in locations with no government incentives or purchase subsidies (the local utility will only reverse meter to the point your consumption reaches zero, they will not purchase surplus production from residential or small commercial customers), there's not a viable business case to be made - you would get far greater payback improving your building envelope to reduce your heating and cooling loads.

It is not standard for month to month all that is required is 30 day notice prior to the first, but my tenants have usually given 60 days.I also have a added to my lease / security Deposit a $250.00 charge a redecorating fee if they stay less than 6 months.
