But, Banks' reasoning for allowing their FRESH market appraisal - 6 months later - is that the market might have moved, and you have had TIME to value-add to the property, so THEN, they will agree that it's worth the $100k as per new comps (but not when you bought it 6 months ago for just $50k)!

So you have positive cash flow as well as fresh new capital.Given, how investors are on a mad scramble to get cash flowing rental properties all across the country, I'd just keep it as a rental and do a cash out refi.-- mike
