The rest are SFR.I would guess 3-4 units are getting snapped up quicker.

Here's a few lines from a local bank's recent SEC filings regarding notes: "During the third quarter of 2014, the Company identified problem assets and began the disposition process under the asset resolution plan... the Company transferred $11.2 million of loans held for investment to loans held for sale in anticipation of near term loan sale..."

Basically the quicker I can pay back the local bank the better so I can do more deals.Any guidance is greatly appreciated! 

As someone else mentioned, those hardwoods are going to wear with renters likely a bit quicker than normal.

No reason to learn from just your mistakes when you can learn quicker by not doing things others have already done and failed doing. 

I do have a private lender/ silent partner presently that prefers quicker turnover, which leads me to fliping.  

Our is 100k in 14 years although we are on track to reach those goals much quicker. 

In Las Vegas, for a short time they were the way to go, but the market out here has shifted and short sales in most cases are no better than a bank owned and the bank owned is a much quicker straight forward transaction so the need to pursue what is often a messy more time consuming transaction isnt necessary.  

Just keep on networking, and eventually, you will meet enough people in person, and gain enough knowledge to get after it at an exponentially quicker pace!
