Can't really rehab probably as you will loose that when #1 forecloses.

If, when, we become a buyers market then you can RE-evaluate your model but in this sellers crazy market - you can loose a lot of deals in a 24 hr period.

It's best to have a set of loose rules that also share what they can expect of you in terms of response time etc.

Sure there is a chance you could loose 1 or 2 but I personally call everyone who shows interest to do a phone prescreening where I am taking notes that I refer back to after the showing to ensure everything matches and weed out those that will not qualify.
