Buying property with HPD Violations

Ready to close, but found out duplex NYC had several HPD violations (12) from August 2013. The seller is motivated and willing to lower the purchase price to get the deal completed quickly. What's the difficulty in getting the HPD violations removed? Is this an expensive or lengthy process dealing with the city? Do you need a licensed contractor? We had planned to renovate the entire place ourselves.

List of violations:

  1. properly repair with similar material the broken or defective sheet-rock at east wall inside base cabinets in the kitchen located at apt 2fl, 2nd story
  2. properly repair with similar material the broken or defective ceramic tiles floor in the bathroom located at apt 2fl, 2nd story
  3. properly secure the loose base-molding at walls in the 2nd room from north at west located at apt 2fl, 2nd story
  4. properly repair the broken or defective counterbalance at upper sash south east window in the 2nd room from north at west located at apt 2fl, 2nd story
  5. properly repair the broken or defective counterbalance at lower sash south window in the kitchen located at apt 2fl, 2nd story
  6. reset, so as to secure a proper and tight connection, the water closet bowl .."toilet" in the bathroom located at apt 2fl, 2nd story
  7. properly repair with similar material the broken or defective caulking around bathtub in the bathroom located at apt 2fl, 2nd story
  8. properly repair with similar material the broken or defective caulking at base of bathtub in the bathroom located at apt 2fl, 2nd story
  9. replace with new the broken or defective saddle in the bathroom located at apt 2fl, 2nd story
  10. properly repair the broken or defective light switch at west wall in the private hallway located at apt 2fl, 1st story
  11. properly secure the loose base molding at south wall in the kitchen located at apt 2fl, 2nd story
  12. replace with new the missing base-molding at west wall in the kitchen located at apt 2fl, 2nd story

    @Chris Huang if $8k includes the repairs cost then definitely try to get it.
