What to message inquiries?

Hi everyone, newbie landlord here renting out for the first time. I posted my SFH for rent a few days ago and have an application that I have accepted and am now just waiting for them to sign the lease. I am still getting a few inquiries for this property and do not want to completely ignore them just incase the applicants I chose do not end up signing the lease. I want to message the interested people using the following

"Hi Thank you for your interest. Just a few notes.
All persons over 18 will need an application completed.
Minimum credit score 700
No evictions/ clean background
income at least 2.5 times the rent.
If you feel like you meet all the criteria we can schedule a time for you to see the home. Also I just want to let you know there have been many inquiries on this property and can't guarantee it will be available before you are able to see the property. If a lease agreement is signed before then I will let you know. Thank you."

Does this sound fair? I would hate to give people false hope, but at the same time I don't want to ignore them. Any advice is welcome. Thank you.

When do they plan on signing the lease and handing over the deposit.  I do not consider them tenants until they do and they have 24-48 hours that I will hold the property and after that they have disqualified themselves and I am no longer interested.  This is part of my screening and is one of the biggest things I use to weed out tire kickers and sob stories that will just be repeated when rent comes due.  It's never came back on me but during this time I don't respond to messages but if I responded back 2 days later and explained I had an approved applicant that bailed I am sure a good applicant would understand.  Sure there is a chance you could loose 1 or 2 but I personally call everyone who shows interest to do a phone prescreening where I am taking notes that I refer back to after the showing to ensure everything matches and weed out those that will not qualify.  I don't have time to call applicants after I have already selected one but when I turn off the add I do message each of them copying and pasting the same message thanking them for their interest but it has been rented as a courtesy.
