The double transfer of title between LLC and personal name looks excessive.

Most loans today have a Due on Sale clause, that means any change of title or in some instances, the intention to change title, means the lender can but doesn't have to call the loan due and payable.

And that lien is a huge title problem waiting to happen for anybody who thinks it disappeared when an accounting decision was made.It's a tough situation for the borrower. 

As a realtor, loan officer, trades, title, cleaner, supply store you always want more volume.  

Even with identical facts.

I believe I should put a business in place regardless of whether or not the title is held under that LLC, but I just don't know where to begin.

They aren't title.

The title company paid the new owner the tenant deposits out of my escrow funds therefore my property manager should be refunding me the deposits in full.
