I personally would rather just continue with the second bank, why go back to the first one.

They will schedule an inspection to verify that the second bedroom does in fact exist in the apartment.I am not sure, I believe it’s because this apartment is only being rented by one person on the lease.  

That is my personal go to.

I'm thinking now though that it may be more appropriate to attempt that a little further on down the road once my own personal risk tolerance could accept it.

However, you can get loans that are based on the performance of the rental and not your personal income and debt.

I will caution you that if they pull something like this and you immediately start offering any concessions as is repeatedly addressed above - this type of personality will make note of that and the threats will be ongoing for the duration of their tenancy.
