Although we weren’t changing the exterior, we were asked to provide a survey of our property, elevation drawings, stamped FAR calculations, and sat in front of the city councils to obtain an approval (the special permit).

I’m curious to see if anyone has any experience in this sort of subject as if it would be easier to buy a home with a building already on it then ask the township for a permit or if we should continue to look to buy and build.

The price for these 4200 SF buildings are very low about $135,000 per unit leased at $1350 a month and they have high end custom finishes and private patios, covered parking for 2 vehicles and usually all individual meters.

Hello, I need some advice and TIA.Bought a house and got ah stop working order without doing any work, went to the city previous owners did work with no permits city told them and they did it anyway and sold the house even tho being notified.

Of course, there are a lot of things to look out for...setting up an appropriate contingency reserve for unexpecteds, getting an accurate scope of work, properly knowing what your time-value-of-money costs are going to be, making sure you're contractor is not pulling crews for other customers, knowing codes and getting your permitting right, and the list goes on.
