@Shannon Bae I've got a pair of boots on the ground in Philly, a buddy of mine who's a native (score one for a random Facebook add based on his love of Deadpool). 

I am currently renting a pair of condos in the Chicagoland area... one in River West and one in Oak Park - (former residence). 

I would be interested to learn more about these types of loans particularly if 0% down is an option.I am working on my brokerage license that should be complete by year's end and would love to pair my first deal with it.

Yes the ratios and arguments in favor of leverage can be attractive on paper, (the whole 100-200K can control a million dollars in real estate idea) but having walked in both pairs of shoes I can assure you my lenders never cared to hear about vacancy rates, trashed properties that I had to deal with and many other "chance cards" rental life can deal out.
