No processing fees on standard ACH payments.  

The D tenants are not going to send payments automatically using ACH, heck they might not have a checking account to mail a check either.

They are a debiting service that uses the ACH system.

I do it for close to $1000 cash flow A DOOR I would never do it for $1000 for 8 doors, not worth the head aches.

Search A, B, C and D class rentals and what type of personalities they attract.For me I do A class which costs me more to start but saves me a head ache with bad tenants.

The bad tenants are a very small portion, but they tend to create a large head ache for many homeowners.

So I have a friend moving out of state, and they don't want the head ache of cleaning, listing and negotiating a sale.

Free for landlords.......tenants only pay if they use a payment form other than ACH.

I also take steps to make staying on track easier, like requiring ACH payments (sometimes bi-monthly) and establishing tax escrows in some cases.
