Contract for Deed

So I have a friend moving out of state, and they don't want the head ache of cleaning, listing and negotiating a sale. I told them if I could Assume their loan and take over payments I would help them and they could just move and have no worries. How do I go through the process of doing that?

Contract for Deed, Quit Claims, Insurance assuming they don't rat me out and the bank calls the loan?
