As far as learning through those investments, I'm not sure it would give you any great insight.I personally prefer REITs to CF but if your time horizon is that short you're better off not getting into the stock price volatility of a REIT stock.

The proper financing for your associate will be dictated by their plans and time horizon for the property.  

My personal time horizon is measured in decades and generations, so take the following with a grain of salt.There are many good reasons to be on either side of this fence.

Great changes may be on the horizon for the note business but we need your help.

If you are only looking at a 10 year horizon, you probably won't do better enough on the rate to make it worth your while.

I'm a wanna-be property investor from New Zealand, who is looking to expand his horizons by investing in the US, after our government has effectively outlawed property investment for most people (long story!).

Someone else can comment further, but I'm not aware of any Fall Creek-style wholesale neighborhood redevelopments on the horizon that could "lift all boats".
