At least you won't have a language problem...My suggestion is to formulate your strategy - are you looking for cash flow or appreciation, or a mix?  

Hey Account ClosedSounds like you've really spent some time formulating the first few steps of your master plan.The one thing I would recommend is that you speak with a lender who has some experience funding loans for 2-4 unit properties. 

I would factor all those costs in and formulate an offer based on that.

See what marketing works best for your new investor friends, and start formulating your own marketing plan, and budget that you will use when you get started.

In my experience, the investment will preform and you won't have to buy in warzones.That being said, define what you consider a "good investment" and formulate an acquisition plan.
