Future Investors - Looking for Advice Opinions on Investing Plan

I would like to get opinions on a plan my fiancé and I are working towards. We would like to start investing in multi-family properties for multiple reasons some of them being to produce passive income, retire or semi-retire from our jobs, and to have assets to leave to our children. I am a regional property manager managing multiple Mobilehome parks throughout southern California. I am working on getting my broker license by the end of summer. Jeff is a truck driver.

We both own homes that have equity. I have credit in the 700s, but Jeffs is in the high 500s. Jeff is a widower who has some debt remaining from medical bills from his deceased wifes cancer treatment. Together we make a six figure income. Our plan is to create a corporation (not sure what kind we need). We will refinance his home and pull out around $15k to make some repairs, then sell the home. With the proceeds he will pay the remaining medical debt and put $50k into the corporation. My home will be rented and I will take $50k as a second and also put it into the corporation. We then plan on finding a first property to purchase. We are considering a 4plex in which we will live in one of the units for a year in order to get in with a smaller down payment. After that year move out and do that again buying one each year for a few years. Eventually we would like to trade some of those 4plex and purchase larger complexes. 

Neither of us have purchased investment properties.  I was a realtor so I have bought and sold single family homes, but I don't know much about investment properties of the financing so we are learning as much as we can now and hope to make a first purchase next year.
