On the downside, Trump has promised to "drain the swamp" which probably means the reduction in federal employment with the resulting population outflows from the area.

(Then, of course, figure a few thousand for vanity, tub or shower, the toilet itself, tile, etc.)The main issue is that a toilet requires a minimum 3" drain line, and nothing else in the house does.

But you also don't want to drain all of your reserves on your down payment.

Wiring that was exposed,  drain problems and all sorts of crazy stuff. 

Sinks that drain straight into mop buckets (not a leak - straight up no pipe!).

The inspector would not inspect unless the basement was drained since the box was downstairs.

If most of the homes around it are larger it may end up just turning into land value and the home structure could become worthless so renovations may be money down the drain so you should buy and sell now.

Problem is, there are many more sharks than mentors, and they are more interested in draining your $15k than getting you started in the business, and you as a newbie won't necessarily be able to spot this before it is too late.
