Real estate investment in D.C. with Trump

I am looking for views from the professionals and non-professionals in the D.C. area on looming changes in the investment prospectives with the new Trump administration. There are seems to be a number of factors that should be considered. On the downside, Trump has promised to "drain the swamp" which probably means the reduction in federal employment with the resulting population outflows from the area. Also on the downside are the potential growing opportunities in the Midwest and Southeast as the result of revitalizing domestic industry. On the other hand, he wants to encourage inner city development by providing business opportunities. Also there is a potential for the increase in the interest rates and inflation.

 I live in Silver Spring and am interested in investing in muti-families in the D.C. Metropolitan Area. I consider myself an educated investor but have never invested in real estate.

Any thoughts are appreciated. No political discussions please.
