Since you didn't mention it, I'd also recommend you do a criminal background check with a signed (real or digitally) application that gives you permission to do so.

You may want to reconsider direct mail altogether and start thinking about moving into digital advertising. 

And now you have a high priced ($500k+) house in a market that’s appreciating at double digits.
