For example, I have one bag for hand tools (wrenches, screw drivers, hammer, etc); another for fasteners (screws, nails); another for water problems (pipe cutters, pipe wrenches, gaskets, rubber washers for sinks, hand saw for pvc, misc. sharkbite connectors, teflon tape, etc, etc, etc); another for electric repairs; another for laying carpet; a Section 8 bucket (9V batteries, spare smoke detector, switch plate and outlet covers, and other things needed to pass a Section 8 inspection), etc, etc, etc.

As a passive investment IMHO silver has performed quite well over the past five years.If Andy can spare more of his time on investing, flipping might be a way to go.edit: Andy, as a suggestion I would say you should take time to read at least two different books on investment opportunities that you are interested in, before going out and buying something.

I'm here to find and renovate/flip a number of smaller properties this year to quickly build up a full-time real estate investing business.I've been in the IT industry for about 15 years and I have recently found myself with a lot of spare time on my hands (my clients are well taken care of, so there's very few issues that need my constant attention), but the industry is changing, and and I am very motivated to add a new income stream.

I still adhere to all the usual tenancy checks and screenings.I totally agree with the statements about looking for higher class tenants HOWEVER Las Vegas is a different market and my property is near Downtown in a low socio-economic area.The A++ tenants with college degrees aren't looking to rent in this neighborhood.I am personally dumbfounded by people who don't have a spare $1000-$2000 tucked away however my experience in the USA, what I've read and what I've been told shows that many people are living from paycheck to paycheck and don't have any savings.5 of my tenants in the USA get disability or some sort of monthly check from the government.
