It's been a while since I started the process for one of my duplexes and it still hasn't finished certification....not because there were issues.

Most of our carriers are asking for a Lead Safe certification.  

Currently, I am not going to college, and this is where it gets trickyShould I go to college and get a degree, if notShould I get certifications at Baruch College that are for the Real Estate industry Or should I focus on meeting successful real estate investors, bankers, attorneys, brokers, and paying for mentorships, courses, books?

I just wanna cut my losses not ($2,233 already paid for flood insurance, surveys, and elevation certificate) and walk away from the loan. 

But, my problem is I don't know where to get an official New York real estate certificate of licensure.

I have a rental property in Alabama that I have and due to an oversite, the taxes were not paid in 2017, 2018, &  2019 so someone bought the tax lien and paid the taxes for this year. 5/22/2021 , in 2 days the tax cetificate can be turned into a deed but the tax office says I can't pay the taxes unless I have the person with the certificate sign the Verification of Allowable Expenses by Tax Sale Purchaser form, which the guy will not do because he says he now owns the property and I can't redeem it.

If it doesn't have a lead certificate on file, it IS going to cost you to delead, the state has pretty much made it mandatory at this point.

There are other risks here that could open you up to liability if someone falls.If you do work with him, call the insurance provider, instead of just looking at a certificate. 

There are so many items you need to check on a mobile home park in due diligence and we wrote a course around it.Here is a short list of the most "deal-killing" items:1) Test ad.2) Certificate of Zoning from the city or county.3) Phase I environmental report.4) Review of last 3 years of P&L (and tax returns if available).5) Forward forecasting budget.6) Rent roll and payment history.7) Review of the water, sewer and electric systems.8) Size of each lot.9) Confirmation of which homes are occupied and which are vacant.10) Rent comps on all competing mobile home parks.11) Study of the metro market.12) Survey and title.Mobile home parks are much more complicated than they look.

Some cities in Michigan require a rental inspection/certificate.
