Socal is tough to find investment properties that work.I have a great realtor in Sacramento that can find properties that cash flow.

Two of those are Real estate Investing, and working in the Residential Construction Industry.

You will likely need financing to scale (especially to scale quickly), and investment property mortgage will not be cheap or even available with poor credit. 

If you classify the property as a "second home" instead of an investment property, you could potentially put down as little as 10%, which is a great advantage.

For context, I am working on a passive investing platform with no cash-flow and emphasis on equity growth.
