The fact is that these laws exist in many places, including Salt Lake City, Utah; Logan, Utah; Hartford, Connecticut; and Newark, New Jersey.

I have a pretty large emergency fund in place for those properties, but I wonder if that capital could be better employed elsewhere (potentially acquire another property).  

Hey Denny - For rehab costs, a good place to start is breaking things down room by room and getting rough estimates for common repairs like the roof, HVAC, kitchen, light cosmetics, etc.

I don't think Kissimmee and surrounding areas are places where you may be able to "rense and repeat".

I just found a property that is on the river and seems like a place i would enjoy living.

However, I have found trails of information on the internet and FHA-type websites indicating if you relocate due to work, that you are not bound by the 1-year rule once you begin at your new place of employment.

Especially in the winter in heated apartments if they can see a warm place to sleep they are going inside.
