If you are new I think it might be higherYour vacancy repair and maintenance numbers are EXTREMELY LOW, even if you are doing work yourself a broken fridge costs money etc. 

Some examples I've seen/heard of are:Installing an electronic lockset on the front/exterior doors with keypad for easy, keyless access for all residents.Labeling of kitchen cabinets/drawers and fridge space to add that small, but effective reminder that one may be intruding on another's space.Separate mail filers/drawers for each resident hung on the wall or kept on the kitchen counter to easily separate and keep track of everyone's individual mail. 

A few years ago I got a new fridge from a rebate program, for free.

My favorite is when people leave food in the fridge and tell me "you can have it".

Our neighbor has a hugely successful and long running cabin 2BR/1BA, and just has a small apartment size fridge, little microwave, toaster oven and a hotplate thingy.

(Emphasizing free washer and dryer, shared kitchen, multiple fridges, common area tv, cable, wifi, etc.?)

I will also be adding a kitchenette down there with Fridge and Microwave and small table.
