We have an aerated sprinkler system (personal residence) if the toilet runs over night the sprinklers will flood the yard (ditch really).

Frankly, this sounds like a last ditch effort on her part to buy more time to stay in your rental.I don't know how much she owes in back rent, current rent (we're into a new month), late fees, court costs but when you add these all up you begin to realize that even with a new job (and even if it's a "humdinger" of a good paying one) it's unlikely she'll ever be able to catch up.I realize it's tempting to "try to work with her" rather than have an empty unit but at this late stage of the game it's far better to have an empty unit.Course if she pays ALL debts (including August rent) by Monday that would be a different story.
