The unit is one of the units we allow pets (we allow pets in units with its own yard charging extra deposit and pet rent - We are not anti animal, we are anti animal in units where having animals can negatively impact our other tenants and believe those with service animals should find animal appropriate units) because it has its own OK size yard (it is small by standards outside of areas like San Diego but decent size for a San Diego rental yard).

Around 2 years ago the city council passed some anti STR regulations that mostly could only be overcome by living on the property.

It generally depends on the neighborhood if you'll be granted the variance, some neighborhoods have become quite anti-development and others, if your request is reasonable, you're likely to get it.

Anything official in a lease agreement, or even a handshake assertion that "your last month is free if you use my gal" would be a straight up inducement, and in states with tight anti-inducement laws straight up illegal.Otherwise, induce away!

Be sure to know what you'll require in your unit, and then make those requirements clear in the listing.Be sure to follow all Equal Housing and anti-discrimination laws carefully, and within those bounds be as clear as possible, like "No smoking, minimum credit score of X, income must be Y" and so on.Good luck on the road!
