there are 2 liens already on the property - bank and a private lender.What are other recourses1.

Private property has been under attack here in California. 

Hey @Nate Caffero, rather than putting someone else on the deed and pulling out equity to do deals ...... why not keep your equity to yourself and just work with private money?

Send prívate msgs to people, It works much better.

If you network in the right groups, I guess you might find some private lenders or people lending money out of SIDRAs or something like that, but due to the risk, they'll probably want a very solid return vs what you probably can pay or are willing to pay.   

Some niche lenders or private lenders might be more flexible with lower down payments if the cash flow on the property is strong.

Start building a team of Realtors, trades, title companies, hard money, private money and mortgage brokers etc.

Hard money, private lender, bridge loans, etc. 

Standard conventional loan rates are better than private or hard money.Who's your lender? 

The bank is requiring a private road agreement and there is no such agreement in place as of right now.
