I would recommend doing a prescreen on the subject property with a lender before getting under contract.

It was just a way to earn a few extra bucks when the circumstances proved right.The same for subject to deals; loan subordination; purchasing of “discounted” notes, or hard money lending.

Motivation is an emotional state. 2 people subjected to the same environment will inherently act differently and thus proves it is not possible to target motivation.A motivated seller is not someone in foreclosure or is an absentee owner or is in tax trouble.A motivated seller is anyone willing to sell their house below market value no matter the reason.Everyone, please stop telling others to stay consistent.Let me tell you something, coming from a (NASA) scientist and engineer.When something does NOT work, you don't "do more" you don't stay consistent.

Appraisals are subjective and don't necessarily reflect what a similar property could be purchased for if you're looking hard enough or if you have the ability to pay all cash and depends on how motivated the seller is and also the venue you are purchasing from or way you are obtaining title

Just that the duplex is now subject to the first loan and only comes into play if I need to sell either lot, do any refinancing or default on one of the loans.

So, whereby other investors may be looking for the type of deal where they can use say a subject to financing, I’m instead looking for value I can create by utilizing anyone of a number of strategies or techniques.
