Nothing amazing but well kept and clean and upgraded.

It is totally liveable right now but i want to upgrade somethings to increase the rent value as well as the property value.

I haven't seen any posts about this here on BP--- I've been told by the City of Chicago plumbing inspector that I need to upgrade water service from the water main in the street to the house to 1.5" at my rehab.

to walk the property and develop a bid for all items that need repair/upgrading. 

Huh, i hope i explain this better as i just joined BP couple of weeks ago and just upgrade to a PRO last Sunday!.

The property conveyed fully furnished but I am going to upgrade.  

Today, I don't believe that an upgraded kitchen/bath area and a general fancy upgrade produce enough additional rent to justify their cost - the neighborhood is still attractive to folks looking for more of a bargain on rents.

Let me back up and tell the full story.A couple months ago we decided to sell our condo and buy a single family home that we can move to, an upgrade if you will.

Plumbers have equipment that is much more heavy-duty than what we own ourselves and are experts in rooting out plumbing lines and ensuring drains flow freely.Electrician - While we do quite a bit of electrical work ourselves, it is important to have an electrician available for more complex work, such as upgrading an electrical box or replacing wiring.Carpet Sales and Installation - Every property we have ever owned has received new carpet at some point during our ownership. 

I have decided to upgrade to Pro, but I just wanted to know if PRO is still just as valuable for Canadians, specifically in Toronto.
