Market is so constrained that it would have to be some horror movie type stuff to justify that kind of discount, and even then someone would still take it for 1/3 of that discount (at worst) nowadays

I just thought it would be great if there was a list of tenants that are qualified that I can reach out to, and I would even offer some discount to them to entice qualified tenants.This would be in addition to the usual zillow and facebook postings I have listed.

He told me I qualified for a discount based on expected income and that while the policy was about $350/month with my discount I only pay about $99/month.

The equity capture at the buy is not talked about enough - a lot more people interested in cashflow and section 8, than buying a property at a 20%+ discount.

I definitely planned on being upfront and maybe even offering discounts.  

In addition to calling owners and sending out letters as recommended above, I wouldn't discount developing broker relationships in the market you are looking to purchase a self storage facility. 

I believe if you have Bigger pockets pro you get a discount. 

I'd offer a discount for those who stay longer (eg weekly rate that is slightly less than 7 days). 

We get a discount on materials that you wont get until you are spending $50K a month with the supplier .

My neighbor converted his garage into a bedroom with about the same square footage as mine, so I believe it will add tremendous value.
