This purchase was a little out of necessity.

If new, it’s almost a necessity to be more flexible along with price concessions lower than what toy world normally ask to build your initial reviews.

The aim is to shift the paradigm—from homes as wealth stores to basic necessities.

Including reserve necessities, repairs, vacancy's and maintenance. 

Necessity 😁 I would have sold sooner, but the market was terrible.

I work a 9-5 with pretty good comp and benefits, but my goal is to save as much as possible and invest everything in small multi family or single family BRRRR deals, and hopefully have $3,500/month in rental income within the next 5 years to be able to cover all my basic necessities so I can focus on working on things that matter to me without having to trade most of my time for money to pay my bills. 

In case things do not work out I would like that instrument to be easily enforceable in court without necessity to re-record after say 2 years etc. at the same time I want to make sure I am compliant with Dodd-Frank Act, predatory lending etc.

LLC is not a necessity.  

The hot water tank not so much, but the last one failed so it was a replacement out of necessity, not to increase the value of the property.

I like owning necessities.
