First steps to purchasing a rental property

Hey Guys I’m new to the real estate world so any info is a plus

Ok so I have 20k at the moment looking to purchase my first rental, in the Baltimore area, but I am unsure on how to proceed! I mean I have a concept I'll follow once I get started, the BRRRR strategy, but I need help getting started. Note: I will personally finance my first buy and rehab!

My Question is: after I find a property that I'm interested in, do I contact the seller personally or should I be using an agent? Do I purchase my first property under an LLC or should the property be in my personal name? Is there any systematic structure to buying rental properties that I can use as a guide???
