I know there are a lot of variables but what I'm questioning is whether the 'tract' housing will only sell for so much.Thoughts?

A lot to digest here.

However, I almost passed on a tract that was showing $35k, but upon closer inspection had been only $23k two years prior, so there was definitely some income growth happening there.

It's a beautiful 600 acre tract in the gorgeous Texas hill country and, aside from the owners, he has exclusive rights to hunt it. 

@Michael LemMonMost of our Mesa property is in east Mesa which has a large number of early 2000 build tract homes.

Just trying to connect with more real estate investors in my area, to digest more information and find more mentors out there.

If I have to wait and do a few of my own deals to get tract record started that's what I'll do.

what do you guys think Being very well organized and mathematically sound on your projects will go a long way with your investors and lenders, it makes a huge difference when they can see all the info and numbers in one place that are neatly organized and easy to read/digest. 

More than 126,000 new residents are forecast to move to the metropolitan area by 2024.Lots to digest here, but I would recommend taking advantage of the opportunity to get another rental under your belt.
