ROI on Upgrades in Suburban Tract Housing

Hi all,

I am looking to get into flipping homes and am in the "educating myself" stage. I want to use my own townhouse as a first project, which I plan to sell within the next 9 months.

I'm in the Chicago suburbs in a townhouse subdivision that has 6 models or so.  Do you believe spending 10k - 12k in the kitchen (quartz countertops & backsplash) and bathrooms (updated wall and floor tile) will bring a return on my investment?  I know there are a lot of variables but what I'm questioning is whether the 'tract' housing will only sell for so much.

Thoughts?
