Which in turn leaves me more time to expand my portfolio.Need any help or just someone to bounce something off, give me a shout.

I'm not really looking for a mentor, more or less someone who is willing to let me pick their brain and bounce some ideas off of.Well that's that.

I've been in contact with one here on BP and am looking in my local area to build up a relationship, bounce my thoughts off them with regards to my business plan (buy-n-hold currently, not necessarily interested in flip-n-fix at this moment).I assumed the rates to be higher.

Can you tell me where you are seeing these fantastic deals/steals that employees are buying at the offices and also whats happening in FEB that Vegas market will bounce back?

I had five closings last month, two sellers threatened to walk at the closing table, one buyer bounced his deposit check, one closing was delayed for almost a week due to a crappy RE lawyer who was handling the file, and a private lender refused to sign a satisfaction of mortgage until we put the check in his hand which meant we had to drive three hours to his house with the check.

I know there are worst things and I will bounce back from the discouragement!!!  

You can PM me and call me to talk about the current market if you want, I can at least be a wall to bounce ideas off of.  

I have a tenant who has bounced a check and has been late twice in the 10 months she has rented.  

I have to remind myself of this when it is time to reject a tenant for lease renewal- if they can't pay on time and without bouncing checks, they can't afford the unit (even if their income states otherwise), and I am not doing either of us any favors if I choose to agree to another lease.

We look at job history, if they bounce- they will probably bounce... we look at last addresses... evictions, criminal...
