challenges of wholesaling

hi all!! I was wondering what would wholesalers say was was the most difficult thing of wholesaling and what was the least difficult thing of wholesaling

Almost every part of wholesaling is going to be challenging. If it was easy, everyone would do it and/or be successful at it. Very few people become successful at wholesaling because they can't overcome small challenges and end up making mountains out of molehills. 

I had five closings last month, two sellers threatened to walk at the closing table, one buyer bounced his deposit check, one closing was delayed for almost a week due to a crappy RE lawyer who was handling the file, and a private lender refused to sign a satisfaction of mortgage until we put the check in his hand which meant we had to drive three hours to his house with the check. Those were just some of the challenges that stand out to me right now. We also had to deal with our local building department to get a house off of the demolition list which was extremely challenging due to the history of the property. 

Overall though, that's a pretty normal month.

Good wholesalers know how to find properties, great wholesalers know how to find properties and solve problems.
