Hello from Louisville, KY :)
Hi everyone!
Im so excited to be a part of this community. I've heard nothing but great things!
I'll spare you all of the boring stuff and get right to why I'm here. I want to learn about probates...I know right, how depressing :(
Anyway,
I'm looking to either wholesale or personally acquire probate properties in my area.
If anyone knows of a free source to acquire probate leads, or better yet would be willing to share their methods of acquiring or wholesaling a probate property that would be awesome.
Other than the acquisition of probate leads, I'm particularly interested in the "Call Script" and how one deals with a family in such emotional dismay. Feel free to respond in this thread or send me a PM. If you are don't live in Louisville maybe we could set up a Skype lunch or something!
I'm not really looking for a mentor, more or less someone who is willing to let me pick their brain and bounce some ideas off of.

Yes there is a source a free probate leads. The estates themselves. You find them in the Orphans court, register of wills, probate court etc. Depending on the state the go by a variety of names. Sometimes this information may be online.
Administering an estate takes time. This is a case where jumping on the lead as soon as you get it is not the most productive way. By the time the family is ready to deal with something major like real estate, the emotion will still be there but the dismay and shock may be gone. You will be initially dealing with the executor (or personal representative or administrator terminology again varies by state) who may not even be a family member.
