This is why the census uses metropolitan statistical areas start off at 100K.At 200K these markets have already made the transition and are dealing with urban problems rather than zoning and mindset problems of preserving a small town feel while transitioning into urban density.So "emerging" will look very different in each of these city sizes.

Just put in big, bold letters at the top of all your applications and leases the following words:OWNER IS A LICENSED REAL ESTATE AGENT IN THE STATE OF PA.Then you're all good.

I have done some research on my own, looked at crime maps, called the city planning office, looked at employment numbers, rents, income statistics etc. and do plan on checking out the property as well as looking at the area while there.
