If you're doing enough work to get a few individual trades reasonably busy you can probably find ones that will work cheaper than if you were hiring them through a GC who would be adding their overhead and profit to the trade cost.

You could see if the "donor" can  be added to the loan, that would a great alternative too.

I am sure that you have heard - in real estate its all about "location, location, location" what can be added to that is "timing".  

Another way is to ask someone you know that has great credit and has a line of credit that has been established for a long time to be added to their account.Hope that helps. 

The deal makes sense to me, I understand how the syndicator will be adding value to the property, and he seems like a friendly and knowledgeable guy.
