Commercial loan with bad credit

Will a bank lend to someone with low credit for a duplex that cash flows? I can come up with the 20% down but that means not paying down my debt and therefore continuing to have credit in the low 600s. Any creative suggestions welcome.

@Steve Sapowsky A way to raise your credit scores quickly would be to call your lenders and ask them to increase your High Balance. Now that you have increased your High Balance, do not let your loan Balances go any higher than 1/3 or 1/2 of the High Balance.  Another way is to ask someone you know that has great credit and has a line of credit that has been established for a long time to be added to their account.
