Use flat black and you can easily touch-up the scratches from where your tenant drags their car parts across the floor.

My wife and I will most likely be going over there this weekend to do some final touch up and cleaning.Its definitely frustrating that the rehab came in at pretty much the same price as what my buddy GC quoted originally.  

One apartment only needed touch up and a new countertop/sink combo.50% were companies charging the equivalent of $50+ an hour.

I found a very nice 4 bedroom 2.5 bathroom property that had some recent reno and a new roof in 2015 but at the same time could use a few cosmetic touch ups.

To compare, I had a tenant before who lived in my rental (diff property, similar sqftage) for 5 years, and I didn’t have to repaint the place after she moved out (just a couple touch ups).I am located in Miami, Florida and tried to find a solid answer for paint lifespan.

In lower end rentals I use flat paints because they're very easy to touch up.

I think we are going to take the weekend to repaint and touch up the property and then repost Monday with a lower rent.

The remainder of the flip went relatively smoothly, took a bit longer than expected to finish the little details, caulk, paint touch ups, etc.
